Kitchens, Singapore

Kitchen renovation Singapore: cost, scope and the order work happens in

Cabinet run length, worktop material and whether a plumbing point moves. Those three decide the number, and documented kitchen lines have run from around S$4,000.

The short answer

A kitchen renovation Singapore homeowners commission is priced on three things: cabinet run length in feet, worktop material, and whether any plumbing point moves. Moving a sink costs more than the cabinet above it, because it means opening the floor and re-waterproofing. Documented kitchen lines start around S$4,000.

Scope

What a kitchen renovation job actually covers

Cabinets, worktop, backsplash, sink and tap, the tiling behind and beneath them, and the electrical and plumbing points that serve all of it.

  • Base cabinets, overhead cabinets and any tall unit, priced per foot run.
  • Worktop, templated on the installed cabinets rather than from the drawing.
  • Wet works: waterproofing, screed and tiling, before any cabinet arrives.

The order matters more here than anywhere else in the flat. Almost every expensive kitchen mistake is a sequencing mistake rather than a specification one.

Money

How much does it cost to renovate a kitchen in Singapore

There is no single figure, because a kitchen is sold by quantity. A short galley and a long L-shape are different objects with the same name.

Use these as context rather than as a kitchen price. Ask any quote how many feet of cabinet it covers before comparing it to anything.

The unit

How it is priced: by run length and wet works

Kitchen wall tiles part laid, adhesive comb marks visible below
Illustrative image. This site publishes no photographs of completed projects, of anyone’s home, or of any team, and nothing here is a record of work we have carried out.

Cabinets are priced per foot run at a stated depth and height. Wet works are priced by area and by whether the waterproofing membrane is disturbed.

  • Run length in feet, base and overhead counted separately.
  • Worktop material, because quartz, sintered stone and solid surface differ.
  • Plumbing points, and whether any of them move.

Those three explain most of the spread between two kitchen quotes. The finish you can see explains far less of it than people expect.

A kitchen renovation Singapore quote that gives you a single figure and a photograph has told you nothing you can check. Ask for the three numbers instead.

Budgets

Can you redo a kitchen on a five thousand dollar budget

Illustrative image. This site publishes no photographs of completed projects, of anyone’s home, or of any team, and nothing here is a record of work we have carried out.

For a cosmetic refresh, often yes. For anything that opens the floor or moves a service, the answer changes completely.

  • Doors and worktop replaced on existing carcasses: realistic.
  • New cabinets on the same layout, no services moved: possible on a short run.
  • Sink or hob relocated, tiles hacked: a different budget entirely.

The dividing line is not the finish. It is whether the waterproofing membrane and the services stay where they are.

4-room

How much does it cost to renovate a 4-room HDB kitchen in Singapore

A 4-room kitchen usually carries a longer run than a 3-room and a shorter one than a 5-room. The run is the number, so the flat type is a proxy for it rather than a price.

Measure the actual wall rather than assuming the type. Two 4-room layouts in different blocks can differ by several feet of cabinet, which is a real difference in the quote.

  • A 3-room run is typically the shortest of the common types.
  • A 5-room run is typically the longest, and often takes an island.

Any electrical relocation behind the run needs a worker holding an Energy Market Authority licence, which is separate from the renovation firm’s own registration.

Comparing

Kitchen Renovation Singapore: the specification a quote must state

Five things. A kitchen line missing any of them cannot be compared to the line beside it.

What has to be on the page

  • Run length in feet Base and overhead counted separately, with depths.
  • Carcass material Named, and moisture-resistant where it sits under the sink.
  • Worktop material and edge The product, not the category.
  • Tiling area and whether hacking is included Overlay and hack-and-retile are different jobs.
  • Points moved Every plumbing and electrical point that changes position.

Put all five on the renovation quotation rather than in a chat thread. An itemised quote is what you will be holding if anything is disputed later.

Rules

What HDB permits and what it never will

Opening a kitchen into the living area means hacking, and hacking needs written approval obtained before work starts. In many layouts that wall is structural and the answer is no.

The Housing & Development Board publishes both the classification rules and the approval route. Read them before the design is agreed rather than after the deposit is paid.

Not allowed

Structural walls, beams and columns may never be removed

Confirm the classification from the floor plan before the design is agreed. An open-kitchen drawing contingent on approval nobody has is not a design, it is a hope.

  • Restricted renovation works: hacking, removing finishes, cutting tiles.
  • Also banned on five named festival eves, on top of Sundays and public holidays.

A kitchen with hacking in it therefore spends its noisiest days inside the narrowest window of the week, which is worth knowing before a completion date is promised.

The clock

The permit window this work has to finish inside

Three months in a newly completed block, one month in an existing one, from the day the HDB renovation permit is granted.

Why a kitchen is usually the longest room

  1. Most trades of any room Wet works, services, carpentry and worktop, in sequence.
  2. Worktop comes last Templated on installed cabinets, then cut and returned.
  3. Nothing overlaps Each stage genuinely waits for the one before it.

Order

Where this trade sits in the renovation sequence

A run of kitchen carcasses without doors against a bare wall

Early for the wet works, late for the cabinets, and last of all for the worktop. It is the room most likely to be waiting on something.

Kitchen, start to finish

  1. Layout agreed Sink, hob and fridge fixed on paper before anything is measured.
  2. Hacking, if any Removing existing tiles or a wall. Restricted works, tightest hours.
  3. Plumbing and electrical first fix Points moved while the walls and floor are still open.
  4. Wet works Waterproofing, screed and tiling, in that order and none of it quick to redo.
  5. Carpentry install Cabinets measured after the wet works, fabricated off site, fitted last.
  6. Worktop template and fit Templated on the installed cabinets, then cut. It cannot be done earlier.

Build the renovation timeline around the worktop template date. It is the single fixed point that everything else in the room has to arrange itself before.

Materials

Materials, and the two that change the price most

The worktop and the carcass. Both are chosen once and lived with daily, and both are easy to under-specify because neither is visible in a rendering.

  • Quartz is the common choice: hard, non-porous, sensitive to heat.
  • Sintered stone tolerates heat better and costs more to cut.
  • Solid surface is repairable and softer, so it marks more easily.
  • Moisture-resistant plywood is the correct carcass under a sink.

Ask which carcass sits under the sink specifically. It is the one cabinet in the flat that will certainly meet water, and it is the one most often specified like all the others.

Timing

Lead time, and why it is not the same as install time

Cabinets are fabricated off site over weeks. The worktop is templated only after they are installed, then cut and returned days later.

  • Lead time: weeks in a workshop before anything appears.
  • Install time: days on site, which is all most schedules quote.

That worktop gap is the part homeowners never expect. You will have cabinets and no usable surface for several days, which matters if you have already moved in.

Ask for the template date in writing at quotation stage. It is the one date in the kitchen programme that cannot be pulled forward by paying more.

The measure

The site measure, and why nothing is ordered before it

Illustrative image. This site publishes no photographs of completed projects, of anyone’s home, or of any team, and nothing here is a record of work we have carried out.

Kitchen carpentry is built to the wall as it actually is. A few millimetres over three metres is a visible gap at the end of a run.

  • Measure after tiling, because tile thickness changes the opening.
  • Template the worktop after the cabinets are installed, never before.

The measure also has to happen after the tiling, because tile thickness changes the finished dimensions the cabinets have to fit into.

Failure

What goes wrong, and how it shows up later

Kitchen failures are slow and almost always water. They appear in year two, under the sink, where nobody was looking.

  • Swollen carcass under the sink, from the wrong material or an unsealed cut.
  • Silicone failing at the worktop joint, letting water behind the cabinet.
  • Waterproofing disturbed during hacking and not properly reinstated.

All three trace back to a specification or a sequence nobody wrote down, which is why this page insists on both.

Fit

How this trade interacts with the rest of the fit-out

Hand tools of several trades laid in a row on bare screed
Illustrative image. This site publishes no photographs of completed projects, of anyone’s home, or of any team, and nothing here is a record of work we have carried out.

The kitchen depends on hacking, waterproofing, tiling and first fix. Almost nothing depends on the kitchen, which is why it finishes late.

  1. Scope and measure

We walk the flat after key collection, measure every run, and write down what you want changed and what HDB will let you change.

No charge Utilities account with SP Services must be open first

  2. Permit and drawings

Your contractor files the electronic application. Wall demolition needs the flat’s floor plan submitted with it.

HDB charges nothing for the permit itself Only a Directory of Renovation Contractors firm may file it

  3. Hacking and wet works

Demolition, tiling and anything touching the bathroom happen first, inside the restricted-hours window.

Making good the cut surfaces is a separate line Mon to Fri, 9am to 5pm only

  4. Carpentry and finish

Kitchen and wardrobe carpentry is fabricated to a fixed specification, then installed, then painted.

Usually the largest single line item Complete within 3 months of the permit on a new block

Money

Payment milestones for a trade package

Tie payments to stages you can inspect, never to dates. The worktop is a natural final milestone because it genuinely completes the room.

What each payment should be tied to

  1. Deposit on signing Tied to the agreed layout drawings, before fabrication.
  2. After wet works Waterproofing and tiling complete and inspected.
  3. After cabinet installation Fitted and operating, before the worktop is templated.
  4. Final balance Held until the defects list is closed, worktop included.

Write the staging into the contract rather than agreeing it on a call. The worktop is the natural final milestone because until it is fitted the room does not work.

Comparing

Comparing two quotes for this trade

Normalise the specification first. Match run length, carcass, worktop, tiling area and points moved, then look at the totals.

  • Same feet of base and overhead cabinet.
  • Same worktop material and edge profile.
  • Same assumption about whether tiles are hacked or overlaid.

Most of the gap between two kitchen quotes is one of those three, and it is almost never the cabinet door finish that both quotes spend a page describing.

Once they are matched, a remaining difference is a real one. That is when a price comparison finally becomes a decision rather than a guess.

Limits

What this trade cannot fix

A kitchen fit-out cannot move a soil pipe, cannot make a structural wall disappear and cannot compensate for a layout that never had room for the appliances.

Those decisions belong upstream, at the layout stage, when they cost a conversation rather than a variation order.

  • Soil pipe position: fixed by the building, not by the design.
  • Structural wall: fixed by the structure, whatever the mood board shows.

It is the cheapest hour you will spend on the whole project, and it is the one most often skipped in favour of choosing finishes.

Neighbours

Living with the work while it happens

Tile hacking is the loudest and dirtiest stage in the flat, and it is concentrated in this room. It is short, and while it lasts it is genuinely disruptive.

Neighbours within two units get written notice at least five days before works begin, and the Notice of Renovation stays displayed outside the flat throughout.

  • Written notice, five days, within a two-unit radius.
  • The Notice of Renovation displayed outside the flat for the duration.

Warn the neighbours you actually share a wall with as well as the ones the rule names. It costs nothing and it is the difference between tolerance and a complaint.

Method

How every figure on this page is sourced and dated

Every number carries a named publisher and its publication date. Regulatory claims cite HDB directly with the date the page was read.

Rates observed in the market are observations with a date, never benchmarks. The 4 room BTO renovation page shows how the same kitchen decisions land inside a whole-flat budget.

Honesty

What we do not claim

No licence number, no accreditation, no review, no rating and no photograph captioned as our own completed project. None exists for BTO Renovation SG.

Every kitchen image here is a generated illustration and says so. Check any firm, including us, against the Directory of Renovation Contractors before you pay anything.

Next

What happens after you send the form

Tell us the flat type, when you collect keys, and whether you want the existing layout kept or the services moved. That last answer changes the number most.

You get a reply within one working day with a scope discussion and an indicative band. A firm kitchen number waits for the site measure, after the tiling is specified. See what a kitchen can look like afterwards.

Questions people ask about kitchen renovation

How much does it cost to renovate a kitchen in Singapore?

Reported bands for this work are published as ranges by named third parties and are shown on this page with their publication dates. They are reported ranges, not a quote. A number for your flat comes from a site measure and a scope discussion.

What does a kitchen renovation job include?

The line items are named on this page precisely so two quotes can be compared. Kitchen cost is driven by cabinet run length, worktop material and whether plumbing points move.

What must the quote state to be comparable?

The specification, not a description: materials named, quantities stated in the unit the trade is priced in, and any provisional sums called out as provisional. A quote produced without a site measure is a guess.

Why do two quotes differ so much?

Almost always because they are not quoting the same specification. Normalise the specification first, then compare the totals.

Who is allowed to do this work in an HDB flat?

Only a firm listed in HDB's Directory of Renovation Contractors, under the Housing and Development (Renovation Control) Rules 2006. Contravening the rules carries a fine of up to S$5,000 on conviction, and the liability attaches to the flat owner as well.

What are the permitted working hours?

General works such as plastering, painting and laying floor screed run Monday to Saturday, 9am to 6pm, and never on Sundays or public holidays. Restricted works such as demolition, removing finishes and cutting tiles run Monday to Friday, 9am to 5pm only, and are additionally banned on the eves of New Year’s Day, Chinese New Year, Deepavali, Hari Raya Puasa and Christmas Day.

How long do I have once the permit is granted?

Three months for a newly completed block and one month for an existing one, counted from the date the permit is granted rather than the date work starts.

What is the lead time before installation?

Lead time is fabrication and delivery; install time is days on site. They are different numbers and a schedule that conflates them will slip.

Why is nothing ordered before the site measure?

Because built work is made to the flat as it actually is, not to the floor plan. Ordering before measuring is the most expensive mistake in this trade.

Which payment should I hold until the end?

The final balance. It is the only leverage you have once the work is substantially done and the defects list is being argued over.

Do you publish a price list?

No. This site publishes sourced, dated cost ranges as editorial content. A price for your flat comes from a site measure and a scope discussion after you send the form.

Do you publish reviews or ratings?

No. No review, rating, testimonial or completed-project photograph exists for this site, so none is shown. Check any contractor, including us, against HDB's register instead.

What is usually excluded from a kitchen carpentry price?

The countertop, the backsplash and the installation of the hob, hood, sink and tap. One documented project put carpentry just under S$4,000 within a S$6,500 kitchen, and that gap is where most package comparisons go wrong.

What order does a kitchen have to be built in?

Wet works first if a water point is moving, then screed and tiling, then carpentry, then the countertop, then appliances. The countertop is templated against installed carcasses rather than cut to a drawing, which is why it comes late.
